I will handle all the details from executed contract to closing. Fees collected only on closed transactions.
As a transaction coordinator, I will:
- I will review all details of the contract with the agent once it is faxed or emailed to me.
- Stay in contact with the agent either by phone, email, or voicemail.
- Introduce myself and stay in contact with the co-broke agent to make sure they are following
through on their end of the transaction.
- Document all phone conversations with buyers, seller, closing companies, etc.
- Work with the lender and get necessary documentation to get the loan approved.
- Stay in touch with title company/attorney throughout transaction.
- Send all necessary paperwork to buyer/seller if additional signatures are necessary.
- Contact buyer/seller at the discretion of the agent.
- Stay in touch with HOA to make sure application has been made and is approved prior to closing.
- Keep track of necessary due dates like second deposits, loan commitments, etc.
- Forward necessary bills and documentation to closing agent prior to closing.
- Review closing statement with buyer/seller at discretion of the agent.
- Whatever else needs to be done to make a smooth transition from contract to closing.
Exclusions
- Will not negotiate with buyer/seller.
- Will not discuss any potential explosive situations with buyer/seller.
